Finding the exact statutory wording for a notice
What you'll end up with: the exact prescribed wording that SynkroTech prints on every service charge and ground rent demand, with the regulation it comes from and the version in force, to check a demand or answer a leaseholder's question.
Before you start you need: nothing.
Some notices must carry wording set by law, word for word. Without the summary of tenants' rights, a leaseholder may withhold the whole service charge; without the prescribed ground rent notice, ground rent is not payable at all. SynkroTech adds the right form to each demand for the building's country, England or Wales. This page shows you what it adds.
- Go to Compliance → Statutory Wording.
- Find the form: the Summary of tenants' rights and obligations goes with every service charge demand; the Notice to long leaseholders of rent due with every ground rent demand.
- Read why it matters, then the English and Welsh versions, each with the regulation that prescribes it, a link to the source, the version and the date it was copied.
- Press the form's title to open the full wording.

You'll know it worked when: you can read the wording a leaseholder received, and name the regulation it comes from.
If something's wrong:
- A building's demands carry the wrong country's form. The country is set on the property's statutory profile. Correct it there; demands already served are not changed.
- A leaseholder says their demand had no summary of rights. Open the demand: its Statutory Particulars card says whether the summary was served with it (see Issuing your service charge demands).
- You need the wording for another notice. This page holds the forms printed on demands. For Section 20 notices, see Running a Section 20 consultation for major works.
